Ghana Housing Guide

Use this practical checklist when searching for a rental, short stay or property to buy in Ghana.

1. Set your budget

Consider the advertised rent or purchase price together with deposits, agency or service charges where applicable, utilities, transport and moving costs. Confirm the amount and payment schedule in writing.

2. Inspect the property

Visit the property in person where possible. Check water, electricity, drainage, ventilation, locks, fixtures, access roads and the condition of shared areas. For a remote viewing, request a live video walkthrough and independent verification.

3. Verify the person and property

Confirm the identity and authority of the landlord, agent or representative. For a purchase, use an independent qualified property lawyer and conduct the appropriate title and land searches before paying or signing.

4. Read the agreement

Review the tenancy or sale agreement carefully. Check the parties, property address, term, rent or price, deposit, responsibilities, termination conditions and any additional charges. Keep signed copies and receipts.

5. Pay safely

Do not send money solely because of photos or pressure to act quickly. Verify payment instructions directly with the authorised party, use traceable payment methods and obtain a receipt for every payment.

6. Keep records

Save the listing reference, messages, inspection notes, agreements, receipts and copies of relevant documents. Report suspicious listings or requests for unusual payments.
